What is happening

Every elevator uses sensors to know when the car has reached a floor and to stop it level with the landing. When the stopping point drifts - because a sensor, an adjustment, or a mechanical component has changed - the car stops high or low. The cause differs between hydraulic and traction elevators.

Most likely causes

Hydraulic elevators:

  1. Leveling sensor or vane misadjusted or dirty.
  2. Control-valve wear affecting the slowdown and stop (often paired with drift - see the drift guide).
  3. Oil temperature swings changing valve behavior over the day.

Traction elevators:

  1. Worn or stretched hoist ropes changing car position (classic symptom: mislevel that varies with load and direction).
  2. Brake adjustment - the car creeps after the brake sets.
  3. Leveling sensor / landing vane alignment, or controller leveling parameters.

Less common causes

  • Encoder or governor-related position feedback faults on modern controllers.
  • Guide-rail or roller-guide issues that let the car settle.
  • On older relay logic, a failing leveling relay.

What you can safely observe

Note which floors mislevel, whether the step is up or down, whether it is worse loaded or empty, and whether it is worse in one direction of travel. That pattern is diagnostic gold and costs you nothing to record.

Safety. This is a look-and-note task only. Do not enter the hoistway, pit, or machine room, and do not attempt any adjustment. A significant step at the door is a trip hazard - flag it, document it, and get it corrected.

When repeated misleveling means it is time to modernize

If a leveling problem keeps coming back after adjustments, the underlying component may be worn out - ropes on a traction unit, a tired valve on a hydraulic unit, or an obsolete controller whose leveling can no longer be dialed in. Recurring re-adjustment with no lasting fix is a signal to price a modernization against continued repair.

Questions to ask your contractor

  • Is this a sensor/adjustment issue or a worn mechanical component (ropes, valve, brake)?
  • Does the pattern (which floors, which direction, loaded vs empty) point to a specific cause?
  • If you adjust it, how long should the fix hold - and what happens if it comes back?
  • Is my controller still adjustable for leveling, or is it at the limit of what it can do?
